New carpets just been fitted, nice room and large shower. Five minute walk to seafront
One one car park space, otherwise on-street. Extra cost for cooked breakfast not made clear. Breakfast in adjoining hotel.

Superb service, we had really amazing stay.
All good - we enjoyed this boutique hotel - the food was DELIGHTFUL and the staff were efficient. The property was situated in the central location right in the centre of Southsea. Moreover, an artillery fort was 10 minutes' walk away.

For us the location was excellent, close to the sea, shops ans our family who we were visiting. Facilities are good with bar and lounge. Rooms nicely decorated.
Unfortunatly we had a ground floor room on the road and a busy footpath thus disturbed sleep. Great having a hair dryer and 2 big mirrors but the lead to the hair dryer so short you could not see in a mirror to dry your hair! We had to walk across the road to sister hotel for breakfast ok if it was not raining heavely but as it was would of been nice to have a umbreller to use.

The shower room impressed with its modern design and cleanliness. I appreciated the friendly receptionist who provided useful local tips and clear parking instructions.
The garden dining area could use more shade.

We loved the jacuzzi in the room
We thought the breakfast with poor value, considering we paid £125 for a night we feel a cooked breakfast should have been included in the price.

Good friendly staff and very comfortable room and the only downside was the breakfast as I would have liked the choice of a full english breakfast rather than the extra price of £8-50.
